Köpeprocessen Steg för Steg (Compravendità).

1. BUD PÅ FASTIGHETEN(Proposta d’Acquisto)

Första steget när du hittat ditt hus är att lägga ett bud på fastigheten. Detta lämnas skriftligen till säljaren tillsammans med en mindre handpenning, vanligen en check utställd på säljaren. Checken deponeras hos mäklaren.

Mäklaren kommer att fylla i ett budformulär, när du är närvarande, som innehåller alla dina ev.villkor för köpet.

Om säljaren accepterar ditt bud och dina villkor får du en skriftlig bekräftelse på detta. Båda parter är då bundna att genomföra affären enligt ditt ‘Proposta d’Acquisto.' Din check överlämnas då till säljaren och blir din handpenning på fastigheten.

Om säljaren inte accepterar ditt bud kommer mäklaren att återlämna din check och du är fri att ‘vandra vidare’ eller att lägga ett nytt bud enligt ovanstående procedur.

VIKTIGT ATT VETA:

  • Om du drar dig ur affären när ditt bud accepterats kommer du att förlora din handpenning. Om säljaren drar sig ur återfår du handpenningen samt motsvarande summa i böter från säljaren.
  • När du lägger ett bud måste du ange när du vill skriva under det preliminära- och slutgiltiga köpekontraktet. Dessa datum ses som deadlines men kontrakten kan skrivas under tidigare vid överenskommelse med säljaren.
  • Det är inte obligatoriskt att betala handpenning när du lägger ditt bud. Detta kan diskuteras med säljaren och så även betalningsmetoden.

2. PRELIMINÄRT KÖPEKONTRAKT (Compromesso)

Compromesso är ett avtal där parterna enas om att ingå ett slutgiltigt köpekontrakt (notarial deed) och där man enas om köpet/försäljningens alla villkor.

Detta avtal innehåller båda parters personuppgifter, fullständiga fastighetsuppgifter, pris och betalningsmetod, bekräftelse på att fastigheten inte är belånad samt datum när båda parter enats om att skriva under det slutgiltiga kontraktet.

Ytterligare en delbetalning görs till säljaren, vanligen ca 20% av det totala försäljningspriset (inkl tidigare betald handpenning).

VIKTIGT ATT VETA:

  • I detta skede behöver du ett italienskt skattenummer (codice fiscale) som kan fås genom alla italienska skattekontor och vid Italienska Ambassaden i ditt hemland.
  • Mäklaravgiften betalas när Compromesso skrivits under av båda parter. Avgiften uppgår till ca 3% av köpeskillingen + VAT.
  • En god idé är att öppna ett italienskt bankkonto i detta skede, som förberedelse inför det slutgiltiga kontraktskrivandet.

3. NOTARIATSHANDLING (Rogito Notarile)

Notariatshandlingen är det slutgiltiga köpekontraktet och detta skrivs under av köpare och säljare i Notarius Publicus (notaio) närvaro.

Innan kontraktet skrivs under kotrollerar Notarius Publicus alla relevanta dokument och register. Kontraktet samanställs och du registreras som fastighetsägare.

Du betalar resterande summa för fastigheten, avgiften för Notarius Publicus samt gällande skatter.

NOTARIE AVGIFT

Avgiften varierar men är vanligen ca 1,5% - 2,0% (inkl VAT) av köpeskillingen. Offert kan begäras.

* there is a minimum fee of €1,000 when paying the 2% tax on a primary residence. If the property is classed as a 'luxury home', the tax is 9%, not 2%.

NOTARIUS PUBLICUS

Du kan som köpare välja Notarius Publicus för genomförande av köpet. Notarien är dock opartisk och kan inte företräda den ena parten utan arbetar för båda parters säkerhet vi köpet/försälningen.

VIKTIGT ATT VETA:

  • Skatterna baseras på husets taxeringsvärde (valore catastale), som oftast är betydligt lägre än försälningssumman.
  • Om du som köpare inte förstår italienska måste dokumenten översättas till svenska alt.engelska.
  • Du kan även ge en betrodd person fullmakt (Procura) för att skriva under i ditt ställe.

We are now the happy owners of a beautiful house in Abruzzo.

We came to Abruzzo for the first time, knowing that we love Italy and having talked to Tracey once, we soon realized that she understood our brief better than we perhaps did ourselves.

We not only enjoyed her professional service, both during the search and all the following admin work, but also the friendly manner in which it was delivered.

We are 2 Danish families who recently has bought a house in Abruzzo. We have been very satisfied with Tracey and Abruzzoreality from the first day.  All our emails were answered in a quick and positive way and all our questions has been replied professionally and accommodating.  All our arrangements has been observed and we consider Tracey and her company very reliable.  No task is too big and none too small. We entered into the Italian property market on a bit of a whim and with little knowledge. Tracey immediately impressed us by the responsive way she answered our initial queries and provided us with really helpful advice on geographical areas to consider. We booked a couple of long weekends in Abruzzo and Tracey could not do enough for us in organising viewings and ferrying us from house to house. We learned a lot about Abruzzo from them and did eventually find a wonderful property, completing the sale in May 2016. Tracey held our hand throughout the process, arranging the survey and the notary and responding immediately to any issues whenever they arose. This high quality attentive service did not stop once we had taken possession of the property and Tracey continued to help out with organising energy supplies and fuel bills.

We would now regard Vincenzo and Tracey as our first Abruzzo friends. We often had meals together during our house hunting and we now take every opportunity to catch up with them when we return to the holiday home they found for us. We feel very lucky we stumbled on Abruzzo Reality!

In 2010 we (man, wife, 2 children and 2 dogs) had a very serious idea to move to Italy, permanently. With the promised work possibilities in mind we started our search for a nice place in the region ‘Abruzzo'. Due to all kinds of changes, we had to change plans from time to time. Changes in terms of budget, type of house, area within Abruzzo and last but not least we had to leave the idea to move permanently. At the end of 2016, we bought our second home near Castilenti, Abruzzo. A very nice situated house, exactly what we wanted regarding the moment in life.

Along the way, from 2010 until now, Tracey / Abruzzo Reality helped us with so much patience and empathy. We regularly visited Abruzzo and went to places and houses which on paper would fit our needs. Within a few minutes on site, Tracey could see and ‘feel’ if it would be a fit or not, and if not, we moved further in a very relaxed but professional way. A no-fit happened a lot and never was problem. Next time better, she kept on searching and helped us with tips and advice in between.

The ease of talking in English to a real estate broker who is multi lingual and is perfectly capable of translating it back and forward without lost of words or context is a very big plus. The network of Tracey is wide and diverse, good and reliable geometras, notarys and builders are part of her network and were very helpful for us, as new Italian home owners to quickly make the region ‘our own’.

After searching for 3.5 years and meetings with many brokers, we can safely say to have some experience. The meeting with Tracey and Vincenzo felt right from the first moment. We can't say enough good things about Tracey and Vincenzo. The welcoming guidance they provided during our first day-long house search in several towns was as helpful and generous as their time and "insider insights." We've had good experiences with real estate professionals in our moves, but have never seen this level of customer service and expertise.

Tracey made buying a property in Abruzzo a quicker and easier process than buying property in the UK. We viewed in July and moved in November. She arranged appropriate viewings and was prepared to drive us to several properties with return visits when required. We stopped occasionally for coffee and pizza and a chat about the steps necessary, to make sure everything was done legally and ensure our peace of mind. She even personally cleaned the house before we moved in and bought us the essentials of at least wine to see us through the first night after a long drive from North Wales. Most communications were via email, always prompt, truthful and courteous. After we had moved in and during that very unsure period she was available by phone or email to help and support us when dealing with utility companies, Sky TV and practically anything we asked of her. We wouldn't hesitate to recommend using the friendly and professional services of Abruzzo Reality.

Buying property in a foreign country can be intimidating without a trusted guide. Tracey is that person. We have worked with her since 2010. She helped us buy our first home in Abruzzo, and when it became to small, sold it for us and helped us buy a larger one. I and my husband were thinking about buying a house or an apartment in Italy. Last October we visited a fair for Homes Abroad in Helsinki, Finland and afterwards we waited that one of the agency’s would contact us about the apartments.  Then, while we were on vacation at Christmas, we found in internet one apartment which was very interested.
