Verkoper Belasting  Primary Residence  Secondary Residence

Aankoop van een privé persoon

Registratie Belasting  2% v/d kadastrale waarde* 9% v/d kadastrale waarde
Lokale Belasting  €50   €50
Zegelrecht Belasting €50 €50

Aankoop van een ontwikkelaar of aannemer
VAT  4% v/d aankoop prijs
10% v/d aankoop prijs**
Registratie Belasting  €200   €200
Lokale Belasting  €200  €200
Zegelrecht Belasting  €200 €200

I would like to express my sincere thanks to you, for being able, in a very short time, to sell my country villa, whilst showing incredible professionalism and competence. It was a very positive experience after three years of disappointments, with other local, national and even international companies. Thanks again.

In our search for houses in Abruzzo we came across several kind and helpful people in the various real estate agencies. However, from the very beginning Tracey has given us kind, informative and immediate responses to all our questions. So, when we met Tracey at our first trip to Abruzzo there was no doubt in our mind to chose her and Abruzzo Reality to help us.

Tracey has been guiding us from the first step of the Italian buying process until we finally received the keys to the house. And we are convinced that Tracey will ensure that the process of renovating the house will be as smooth as possible. Thank you.

The process of buying or selling a home in Italy can be very complicated and confusing for non-Italian residents, especially if you don’t speak fluent Italian, cannot be there in person to attend the closing, or meet with a realtor on a regular basis. My husband and I are forever grateful to have had Tracey working on our behalf and making sure that every detail was taken care of. As a Realtor, Tracey is 100% committed to her clients, and we felt she represented us consistently with professionalism and backing. She seems to work round the clock, answering emailed questions from us (from the United States) even when we knew it was very late at night in Italy (not expected, but very much appreciated!). With her knowledge and contacts, she was able to successfully bridge all communication and process gaps, without which the process of selling our home in Italy most likely would have been a nightmare. Despite some challenges along the way (such as, obtaining a power of attorney in our absence), Tracey persevered and fought for us every step of the way. We couldn’t have gotten through this without her as our Realtor, and highly recommend trusting her with any home purchase or sale. Hopefully we will have the great fortune to request her services again someday! Grazie mille per tutto, Tracey!!

To move, buy a house and live in another country with all its bureaucracy, customs and language barriers is quite a daunting, if not exciting, prospect at the best of times. To do so, when you are doing it alone can be frightening to say the least.

Tracey made it more of an exciting adventure, without the down side, in a friendly and trustworthy manner. I am extremely grateful to her and her colleagues, and they are still here, helping to smooth out the edges long after I purchased the house of my dreams. I consider them as friends.

Tracey also found me a companion, a beautiful and loving dog who is always by my side :) Thanks for all Tracey.

"We cannot sing the praises of Tracey sufficiently highly. She has taken all of the worry out of the house purchasing process in Italy. She has been trustworthy, thorough and reliable throughout. Tracey is a gentle, intuitive translator, active project manager and industrious agent. We have made significant savings by entrusting the whole process to Tracey. Without having the confidence to make this leap of faith we could never have operated so effectively, or economically from so great a distance.

The inevitable unfamiliarity with the Italian property house buying market proved potentially daunting. Informed advice is crucial and is provided in abundance."

We first fell in love with Abruzzo when visiting friends in the summer of 2017. On return from our visit we began searching for a property. We spent many hours trawling through properties and estate agents on the internet!  Abruzzo Reality came highly recommended by some close personal friends.
In April 2018 we were back in Abruzzo looking at properties with Tracey and Vincenzo. They were both very friendly and knowledgeable.
Having looked at a number of properties in Loreto Aprutino, Collecorvino and Penne, we found a perfect little house in Penne. Vincenzo and Tracey offered impartial advice which was pivotal in helping us chose our property in Penne. This included their assessment of the property value and the potential for holiday letting. Tracey and Vincenzo organised all aspects of the legal process including Codice Fiscale and the official transaction with the notary, which was very quick!
Throughout the whole process from beginning to end Tracey was able to offer advice and guidance. She dealt with all our queries no matter how trivial.
We are continuing to rely on Tracey when we require property management services.
Buying a house can be a stressful experience, even more so in a foreign country, but we can say without reservation that the whole process from beginning to end has been stress free.
Tracey, Vincenzo and Manolo are all very approachable and helpful we are very grateful for their assistance in making our dream of owning a house in Abruzzo a reality.

Property transactions are invariably by their very nature stress inducing, especially when involving an unfamiliar language and legal system. Complete trust in any company chosen for marketing and conveyancing is paramount and it was clear to me from my first conversation with Tracey that I had at last found the person I'd been looking for.

The sale of my property involved a particularly challenging problem which on several occasions appeared almost impossible to resolve. Tracey however is a person who inspires confidence almost as though failure is not an option and I have no doubt that without her skill and involvement the house would still be for sale and likely to stay that way.

From my personal experience of property ownership in Abruzzo I believe the service this company provides is unique and only wish that I'd found such an agency in 2004 when I first dipped my toes into Italian living.

Excellent experience with Abruzzo Reality.

Buying property in other countries can be stressful and frustrating. For us it was a wonderful and smooth process thanks to Tracey and Manolo at Abruzzo Reality. They were patient with us and helped us every step of the way.
They responded to our questions promptly and never left us hanging. Not only did they get us an amazing property for a great deal but they also helped us to find trustworthy and fair tradesman to help us after closing. We would highly recommend this company if you are looking to buy in Italy. They are the kind of people that we hope to keep a friendship with even after business is complete. Thank you to the entire amazing staff.

Tracey has always been very helpful, supportive and trustworthy. She helped us with liaising the utility companies when we had difficulties communicating with them and ensured the bills were paid. When we decided to sell the property.  Tracey dealt with the whole process during the difficult time of the pandemic while keeping us updated throughout. As we were unable to travel to sign the contract, Tracey acted on our behalf as power of attorney to enable the sale to complete. We cannot recommend her highly enough.

In 2010 we (man, wife, 2 children and 2 dogs) had a very serious idea to move to Italy, permanently. With the promised work possibilities in mind we started our search for a nice place in the region ‘Abruzzo'. Due to all kinds of changes, we had to change plans from time to time. Changes in terms of budget, type of house, area within Abruzzo and last but not least we had to leave the idea to move permanently. At the end of 2016, we bought our second home near Castilenti, Abruzzo. A very nice situated house, exactly what we wanted regarding the moment in life.

Along the way, from 2010 until now, Tracey / Abruzzo Reality helped us with so much patience and empathy. We regularly visited Abruzzo and went to places and houses which on paper would fit our needs. Within a few minutes on site, Tracey could see and ‘feel’ if it would be a fit or not, and if not, we moved further in a very relaxed but professional way. A no-fit happened a lot and never was problem. Next time better, she kept on searching and helped us with tips and advice in between.

The ease of talking in English to a real estate broker who is multi lingual and is perfectly capable of translating it back and forward without lost of words or context is a very big plus. The network of Tracey is wide and diverse, good and reliable geometras, notarys and builders are part of her network and were very helpful for us, as new Italian home owners to quickly make the region ‘our own’.

We recommend Abruzzo Reality / Tracey highly when you want to find your home and way in, and around, Abruzzo.

We would like to say a huge thank you for all of your help and support in helping us buy our dream home here in Italy; you walked us through every step of the way.

The service you and Abruzzo Reality provide is first class as well as your ongoing after sales service. It is hard to believe we’ve been living here for over four years now and not being fluent in Italian, it’s still great to know you are always there whenever we need your help and support. We know we can rely on you and you always have a friendly, professional approach, so we’ve always felt secure in dealing with someone who speaks the same language. That is a really important factor, especially when buying a property abroad. We wouldn’t hesitate to recommend you to anyone.

Once again a very special thank you, Tracey, we both know we couldn’t have done it without you!

From the word go we were impressed by Tracey's professionalism. She focused on exactly the type of property we wanted, not what she had to sell. Tracey spent a lot of time with us and offered much practical advice and we secured a perfect house meeting all our requirements. In addition, Tracey provided all the necessary information on Italian property law and much else besides about local issues. The whole process moved very smoothly to completion with Tracey and her colleagues always there to clarify any issues. A first class operation.

We entered into the Italian property market on a bit of a whim and with little knowledge. Tracey immediately impressed us by the responsive way she answered our initial queries and provided us with really helpful advice on geographical areas to consider. We booked a couple of long weekends in Abruzzo and Tracey could not do enough for us in organising viewings and ferrying us from house to house. Tracey was accompanied by Vincenzo who originates from Abruzzo and together they make an impressive and knowledgeable Anglo-Italian partnership. They were always realistic about the merits and weaknesses of each property and we never felt under any pressure from either of them at any time. They clearly just wanted to find the right property for us and approached this with great integrity and dedication. We learned a lot about Abruzzo from them and did eventually find a wonderful property, completing the sale in May 2016. Tracey held our hand throughout the process, arranging the survey and the notary and responding immediately to any issues whenever they arose. This high quality attentive service did not stop once we had taken possession of the property and Tracey continued to help out with organising energy supplies and fuel bills.

We would now regard Vincenzo and Tracey as our first Abruzzo friends. We often had meals together during our house hunting and we now take every opportunity to catch up with them when we return to the holiday home they found for us. We feel very lucky we stumbled on Abruzzo Reality!

While living in California, I happened to read an article on unspoiled areas in Europe. A real estate search in the Abruzzo region of Italy produced a few websites. I reviewed those sites and discovered that Abruzzo Reality provided the most comprehensive, yet balanced information on the area. The property search pages were so efficient that I easily found a couple of properties that were interesting, so I reached out to Abruzzo Reality for more detailed information, whilst clarifying that my interest was merely superficial at this point, since my search had just begun. Tracey Nicholas responded almost immediately to my queries, and informed me that it was fine to be inquisitive without any need to feel pressured to do anything. Tracey's response was pleasant to hear, given I wanted more information, but was months away from any decisions. Although very aware of real estate purchasing in the US, I was a novice in Italian real estate, which led to a myriad of questions for Tracey. Another pleasant discovery, Tracey methodically answered my questions, without a hint of presumptiveness or pressure of any sort. For the next few days, I looked around the internet for more information about the region, real estate, laws, etc., but kept returning to Abruzzo Reality website and Tracey for exacting and accurate information. Excellent!
As a buyer of real estate, I tend to do my research and proceed with great caution always testing the situation from a number of angles. I found a property that met a number of my personal attributes, so a great deal of additional information was gathered to meet my requests, including the geometra on the property, current photographs, videos, and pricing. My approach was pretty thorough and not necessarily easy for Abruzzo Reality, however all of my research requests were met with a spirit of pure openness.
As I tinkered with an offer, I considered the value of the property and my distance from Italy. In summary, I made an offer without visiting Italy. The offer was accepted, and the deal was consummated. As a testament to “trust” and Tracey, I made the purchase from California following the Italian real estate process in three payments of thousands of euros each, while not yet actually seeing the property. I made my initial trip to Abruzzo for the closing of the deal. To my pleasant surprise, the property, the deal, Abruzzo Reality, and Tracey were all as they previously appeared... accurate, authentic and honest.
My real estate experience in the US sometimes involved minor risks, but nothing like the risk of this untested situation in Italy. The key to my risk taking was Tracey and the support of the Abruzzo Reality team. Without hesitation and from the perspective of purchasing numerous properties in the United States, Tracey Nicholas and Abruzzo Reality provided the finest and most honest experience of my life.

I cannot rate Abruzzo Reality highly enough. We were very fussy buyers!! We had a long list of things that we wanted from a house and we were beginning to think we would not find what we were looking for. It can be quite disappointing seeing what looks like a lovely property on the internet and then travelling all the way to Italy to find its next door to a factory!!
Vincenzo and Tracey however, took on board our requirements and showed us only properties that fitted the criteria we asked for. They were professional and their local knowledge of the area was invaluable. It was also nice to see that the sellers thought highly of them too.
They found us the property we eventually bought and convinced us to look at it even though we thought it might not be for us from the photos. They were right.
They guided us through the buying process and helped us every step of the way, always prompt with responses to our queries. The help did not stop after we signed the papers, they helped with bills, finding us local suppliers and services and even now help us if we have a problem or need to know where to find something.
I would highly recommend them to anyone thinking of buying in this area, with Tracey speaking English and Vincenzo’s local knowledge they make a great team.

We had a very large and unusual property and Tracey and colleagues did a great job selling it, they managed to find a buyer who loves our house and village. They were helpful and accommodating from the beginning, through to the final act.

"We cannot thank you enough for all the help you have given us in becoming Italian real estate owners! That lovely house is something one only dreams of!"

From the moment we began working with Tracey, we knew we had found someone extraordinary that would make our house-buying experience as smooth as it possibly could be, considering we were interested in buying a house on a different continent, in a country where we didn’t speak the language. Her warm personality and amazing work ethic, when combined with her knowledge of the Abruzzo region, make her simply the perfect realtor to work with when buying a home there. We had countless questions for her throughout the process, for which she provided answers via e-mail or telephone almost immediately, regardless of time zone differences. There were also many challenges with the bank that provided our home loan that Tracey resolved through perseverance and 100% dedication to our best interests. When we met her in person, our initial impression was solidly reinforced; we instantly felt at ease with her, as if she was part of our new family abroad. We honestly don’t know if we could have succeeded in buying our dream home in Italy without her, and continue to depend on her and trust her fully with other business opportunities to this day. We couldn’t be more pleased with her work. We also cannot say GRAZIE MILLE enough to our dear friend Tracey Nicholas for making all of it possible, and for making it a fantastic experience!!

For the purchase of our house, we were lucky to have a real professional, who was able to advise us wisely, to find the property that fitted our needs and especially to follow us, to avoid any pitfalls during the purchase.
Professionalism, responsiveness, efficiency but above all an agency we can really trust and what an extraordinary thing, even 4 years after our purchase, we can always count on this agency when we have problems.
It is rare and precious.
We are very satisfied with this agency and strongly recommend the services of Abruzzo Reality.

Abruzzo Reality, what a brilliant team! We found them on the internet when searching for a property to buy in Abruzzo. The site is very easy to navigate, with good information, photos and detail of locations. We requested details of some properties and Tracey responded immediately, asking what our requirements were. We were very impressed with Tracey's complete honesty as to whether the properties would be suitable for us or not. The viewings were arranged and we found our property. With Tracey's guidance and input, answering our numerous queries, the whole process was completed in 2 months and we are now living here permanently. It all went seamlessly.
The Abruzzo Reality team do not stop at completion but continue to provide support, assisting us in opening a bank account, getting residency and arranging transfer of all the utilities, to us. They are always there to provide advice and assistance. We feel very lucky to have found them and if you are looking to buy in Abruzzo, put Abruzzo Reality top of your list.
